Asheville Phoenix Properties has been providing property management services in Western North Carolina for more than 20 years. It is our goal to give the best possible service to the owners we represent and to our tenants for the time they’re with us.  

Services

  • Advertise the property in the appropriate media.
  • Interview and screen potential tenants as to their credit history and residential references.
  • Inspect property after each occupancy and arrange for repairs or maintenance.
  • Prepare and execute Residential Rental Contract ($100.00 fee for new tenant's lease; $50.00 fee to renew existing tenant's lease).  Collect security deposit to be held until tenant moves out. This deposit is refunded in full if the property is left in acceptable condition. If not, the funds are used for any necessary repairs.
  • Conduct two walk throughs/visits to the property during a 12 month lease. Handle any problem situations that might be discovered by this walk through. Additional visits/walk throughs can be scheduled for an additional fee.
  • Collect monthly rents.
  • Remit rents less management fees and any repairs to owner.
  • Communicate with tenants needing repairs or service to property.
  • Arrange for necessary repairs.
  • Prepare end of year reports and send to owners along with 1099 Form for tax reporting.
  • Should problems arise with tenant who may be in violation of the lease, we take necessary action, including eviction.

Basic Management Fees

Asheville Phoenix Properties fee structure is based on the number of units managed. The fee is based on gross revenues collected. Additional services may be provided at an additional expense.

  • 1-5 units: 11% 
  • 6+ units: 10%
